Modern flush valves and drop valves

The flush valve in the below picture is quite a common site in cisterns today. Locating a replacement when they break is not so easy. With so many makers and the discontinuation of products, what should be a straight forward part replacement turns into a lot of internet searches and phone calls. Below is a case in point. The picture on the left is the only picture on the internet that has the "blue" centre although, the small float attached is different. The eventual replacement looks totally different. These three valves are by Torbeck and are called "Opella" yet there are at least three different variations of the Torbeck-Opella range aswell as different cable lengths within each sub-model. For example model no. ADP521 has a 52cm cable and a 1 ½" outlet, where as ADP212 has a 21cm cable and 2" outlet. Luckily in this case i located a replacement in Dublin instead of having to order from the UK or Germany.

Attic tank repair and replacement of ballcock

Water tanks in a lot of attics in Dublin are not fitted very well, on the below tank the mains feed is hanging from the ballcock and causing it to rise and in turn, overflow. In some cases it would seem a new ballcock is needed when in reality it works fine and just needs some adjustment by the plumber to allow the ballcock to sit correctly in the tank.

Leak in apartment floor

After an emergency call out to an apartment in the Dublin area I discovered a leak in the concrete slab between apartments above and below. The pipework looked like it was ok above ground however, the cement around the pipes looked like it was dumped from a bucket and left to set.

What is a safety valve?

A safety valve is an automatic release valve that opens at a set level of pressure, eg 3bar. The reason for a safety valve is high pressures and high temperatures could cause injury and could damage parts in boilers such as heat exchangers and connections which are expensive to replace and can burst in an unpredictable way. A safety valve releases the pressure before it gets to high, and in a controlled way through a designated outlet therefore, the escaping (boiling in some cases) water does not damage the boiler or even worse, cause injury to anyone in the vicinity of the escaping high pressure/high temperature water. Safety valves should NEVER be capped off to stop them leaking or dripping. If the valve leaks into your home and you do need to cap it off temporarily, the heating should not be operated whilst the valve is capped. You should get the safety valve replaced before turning back on the central heating.
